Business park owners plan to start construction on South Service Road site in summer

New facilities will be visible from QEW and provide open, high-ceiling spaces for retailers and offices

Development of seven acres of property at 3200 South Service Rd. by QMW Corp. is set to begin in the next few months.

“When this location became available, (2020) we jumped right on it,” Samuel Werner, CEO of QMW, said. “It’s in a prime location in Burlington, so it’s a piece of land we were very much attracted to the minute we saw it.”

The Toronto-based development company plans to build 30,000 sq.-ft. of office and medical space in the complex along with 60,000 sq.-ft. of  industrial space, and has already sold a third of the planned units to a variety of businesses.

“In the medical units we have a dentist, a doctor’s office, a pharmacy, those types of (businesses),” Avrohom Marder, president of Toronto-based QMW, said. “We have brokerages and some interested law firms, too. In the industrial units, it’s smaller businesses or mom and pop shops, landscaping, engineers, those types of uses.”

The development company has been working closely with local businesses in the Burlington area to create an efficient and modern environment for the site, that’s located next to well-known restaurants Jack Astor’s and The Keg Steakhouse.

“We spent hours and hours speaking to various business owners to get a feel,” Marder said. “Once we had the feel, we would continue to loop others in and get their thoughts on what they would want to see. It’s important to me that the owners have an end product, something they’ll be proud of that can last them a very long time.”

QMW says it can provide a long-term option to businesses looking to open up in Burlington or move to a new location.

“Something we want purchasers to realize is that we want them to own their future,” Marder said. “When they purchase a unit, they have a brand new, constructive place for their businesses, and they’re building equity for themselves. Our development is built for businesses with today’s and tomorrow’s needs.”

The development at 3200 South Service Rd. is expected to be complete late 2025, and is the first of two projects QMW has planned in Burlington, with the second at Palladium Way.

QMW’s Palladium Way property is awaiting city approval for recently-submitted site plans for a two-storey, 150,000 sq.-ft. commercial building on 8.8 acres at 4301 Palladium Way, near Hwy. 407. 

Plans for this are similar to the South Service Road property with 70 per cent for industrial units and 30 per cent for office or medical office units. Some 40 per cent of the units have been sold.

“Burlington is a core market in the GTA,” Marder said. “It’s a phenomenal community out there with a lot of great businesses, which is really what we wanted for our first project in the area.”
