We all have our strengths. No one can be an expert in everything, so the smartest among us know how to build an effective team.

This is something the REALTORS® at Woolcott Real Estate understand. They’ve built a group of professionals where specialization, consistency and client care are the focus. They are able to offer expertise in every area thanks to the team of talents they’ve assembled; in fact, they’ve gotten impressive results for the past 30 years.

The approach is clearly working, as they consistently rank in the top 1% across Canada and are the #1 real estate team in Waterdown/Flamborough/Carlisle.

The team

When Drew Woolcott first got his start in real estate, he realized that on his own he was limited in the expertise he could share. He recruited his wife Jayne to help develop a system and a group of professionals that would be able to specialize in everything.

There are currently approximately 45 team members, each with their own role. This includes 12 listing agents who work primarily with those who are selling their home. They also have 21 buyer agents who focus primarily on helping clients purchase a home.

“This means that many clients have the benefit of working with two great agents in their home selling and buying experience,” says Woolcott.

In addition to the agents, there is a general manager who oversees operations and a sales manager who works closely with the sales team. The team is supported by a marketing manager, operation coordinator, two listing coordinators, a transaction coordinator and 3 people on their in-house staging team.

Buyers and sellers can expect deep market knowledge, a unified approach, help staging their home, pricing it to sell, marketing it to perfection (via online digital campaigns or door-to-door via their custom Market Watch publication), as well as negotiating with their best interests at heart.

Staging

As anyone who has sold a home recently can attest, staging is hugely important.

“We have three professional stagers working full-time on our staging team and they own thousands of pieces of inventory that our clients have access to. This is included in our commission costs, for however long it takes a home to sell,” says Woolcott.

“For context, if someone were to stage a one-bedroom apartment (bedroom, kitchen, living room), the cost to rent just the items for 30 days would be approximately $1,950 – plus consult and delivery. And if the home doesn’t sell in 30 days, that monthly rental fee gets charged again. We have invested heavily in our staging so we can provide this service to our clients, free of charge.”

Results

Woolcott attributes his team’s success to a number of things, the least of which is their dedication to providing an unbeatable client experience. “We have developed systems and processes so that every step of the listing transaction is smooth for our clients—from their very first phone call to closing day and beyond,” he says.

The brokerage invests hundreds of thousands of dollars in marketing every year to ensure that their clients’ homes are seen by buyers across the GTA. “We also care deeply about our clients, focusing on developing deep relationships and acting with integrity throughout every interaction,” says Woolcott.

The proof is in the results. On average, the team is able to sell homes for 7.7% more than the average agent.

“You get maximum exposure for your home and optimal results for your bottom line,” says Woolcott. “We shine a brighter spotlight on your home to help it sell for more.”

Selling Burlington and beyond

Burlington and the surrounding areas are a natural draw. “I love Burlington because it offers residents the perfect lifestyle balance,” says the REALTOR®. “Nature lovers have the lake to the south and the Bruce Trail to the north. Foodies have some incredible restaurants right at their fingertips. The neighbourhoods are family-friendly and safe, providing an ideal spot for families to move to and grow. There are loads of parks sprinkled throughout the city, and the Royal Botanical Gardens offer beautiful flora.”
